What does a cleanout cost?
Every project starts with a free on-site walkthrough, followed by one flat-rate quote based on volume, access, and labor. The quote is the number on the invoice, with no hidden fees or surprise add-ons.
How much does it cost to clean out a hoarder house?
It depends on volume, access, and the condition of the home, which is why we quote only after seeing it. One clear number before work begins, and it does not change mid-job.
Can you clean out a home after someone dies?
Yes, and we treat that work with the care it deserves. Keepsakes, photos, and documents are set aside first, out-of-state family gets photo updates, and we move at the pace the family needs.
How fast can you start?
Walkthroughs usually happen within a few days of your call, and most projects begin within the week after you approve the quote. Closings and listing deadlines get priority scheduling.
How long does a full cleanout take?
Most single homes take one to three days depending on volume and access. Garages and single rooms are often same-day. You get a clear timeline with your quote.
What happens to furniture and items with value?
We sort before anything is hauled. Items with resale value can move through our vendor and estate sale network, and usable goods are donated. Recovered value can offset the cost of the cleanout.
Do I need to be there during the cleanout?
No. Many of our clients are out-of-state executors or busy agents. We can work from a lockbox code and keep you updated with photos at every decision point.
What is the difference between junk removal and a cleanout?
Junk removal takes a load to the truck. A cleanout empties, sorts, and finishes the property: keepsakes protected, donations coordinated, everything removed, and the space left broom-clean.

Do you offer documentation for attorneys or lenders?
Yes. Before-and-after photos and a completion summary are available on request, useful for probate, estate records, or lender files.
